House Rules

House rules are created to ensure an enjoyable living experience for everyone. As an owner or resident, it is your duty to keep the building in good condition. Please respect the building and other residents by keeping all common areas tidy. If you do notice any issues on common property please contact Emerald Management. Key Must Knows

Security

Building security is the responsibility of all residents at LIDO – the building is everyone’s home. Please ensure that all doors are closed securely and locked behind you when leaving or arriving. The parkade door provides security to the parkade, as well as to the residences.

The main front door, common area doors, and elevators are accessed using a key fob. As a back-up, or in the event of an electrical outage, you should always carry a common area key with you. If you lose a key fob or common area key please contact Emerald Management to report the lost fob and to purchase a new one.

The entrance to the parkade is located on the east side of LIDO along the back lane. The back lane can be reached from 2nd Avenue or Memorial Drive. The first entrance door is for the City of Calgary public parkade and will lift automatically as you drive up. Carefully drive through the first floor of public parking and you will find a secured gate at the entrance to the second level. Button 2 on your parking fob will open the gate and it will close automatically. Always wait for the parkade door to close before driving off- This is the best defence at preventing intruders!

Parking

Please be considerate and park straightly in your stall to maximize the space you and your neighbours have between cars.

You own your parking stall and are entitled to report any vehicles parked illegally in your stall. Please contact the Calgary Parking Authority 403.537.7000 to have the vehicle ticketed or towed.

Parking stalls may only be rented or sold to other LIDO residents.

Please do NOT store personal items in your parking stall.

Vehicles leaking oil or other fluids are NOT to be parked in the parkade or on any part of the property until the vehicle has been repaired.

Visitors

Access- Front lobby door: Using the keypad at the front door, visitors can dial your intercom number, which then calls your home or cell phone. They can find your intercom number in the entry panel directory. When your guest calls you using the intercom, answer the call, verify your visitor, then: press 6 to let them in (or hang-up to refuse entry). 

An elevator will automatically be sent to the lobby for your guest. Your guest will need to take the first elevator that comes to the lobby.

Access- Parkade door: Residents must meet their guests to allow access. When guests are leaving the building they can press the OPEN button next to the parkade door. Guests must wait for the door to close before driving off.

Visitor Parking: Visitor parking forms part of the common areas managed by the Corporation and visitor parking spaces are provided as a courtesy for occasional visitors to LIDO.

 The policy is as follows:

  1. Stalls are for short term visitor parking ONLY, up to a maximum of forty eight (48) continuous hours and five (5) uses per month.
  2. Each unit will be issued one (1) lettered or numbered visitor parking permit. A master list is held by the property manager identifying which permit belongs to which unit. A valid visitor parking pass with the related letter/number thereon must be clearly visible at all times. Any modifications, abuse or duplication of passes will not be tolerated and will be subject to an applicable fine. Replacement Visitor Parking Permits can be obtained at a cost of $25.00 by contacting the Property Manager.
  3. Owners are not permitted to use visitor parking at any time.

Garbage/Recycling

The garbage and recycling room is located on the main floor. Do NOT leave garbage outside of your unit, on your balcony, or in any common area.

Pets

All pets must have approval from the Condo Board and abide to the rules set out in the bylaws.

Bikes

The bike storage rooms are located in the parkade. Bicycles are to be stored on bike racks in the bike storage rooms. Do NOT store bikes on patios. Availability is on a first come first serve basis. You are responsible for supplying a lock to keep your bike secure. LIDO by Battistella Ltd. is NOT responsible for lost or stolen property.

Storage

Storage lockers are located in the parkade. You are responsible for supplying a lock to keep your storage locker secure. Combustible or perishable items are NOT to be kept in storage lockers. LIDO by Battistella Ltd. is NOT responsible for lost, stolen, or damaged property.

Noise

In multi-family-settings sound levels have a more noticeable effect on other residents. Please keep in mind noise can be caused by loud stereo systems and TVs, loud voices, furniture movement, footsteps from hard soled or stiletto shoes, and closing of doors.

Please be aware of your noise impact in the LIDO building. Be kind to your neighbours by making sure you and your guests are not creating excessive noise.

You must adhere to the City of Calgary Noise Bylaw by NOT making excessive noise between 10pm and 7am Monday to Saturday, and 10pm to 9am on Sunday and holidays.

Renters

Owners must notify Emerald Management if he or she intends to rent their LIDO unit. Once the unit is rented, owners must send Emerald Management their tenant’s contact information (within 20 days of the rental start date).

Moving In/Out

You must book the elevator to move in or out of the building, and also for moving large items such as furniture. Please contact Emerald Management to reserve the elevator. There is an associated fee to book the elevator. This will allow for:

  1. A moving time slot,
  2. The elevator to be reserved and locked off,
  3. Elevator pads to be put up to protect the elevator,
  4. A pre- and post- move inspection which helps reduce damage to the common areas.

Elevators

The cost of repairing the elevators is a major expense in a condominiums’ annual budget. Residents can help reduce this expense by preventing elevator breakdowns.

DO NOT prop the elevator doors open with hands, feet, boxes, or other items, as it will cause damage to the elevator.

If the elevator is not functioning, such as the door does not open or stops between floors, please use the phone inside the elevator to call for assistance and wait for the authorized personnel to arrive. Do not attempt to pry the doors open or exit between floors.

Rooftop Patio

The rooftop patio is open to all LIDO residents and guests. The patio can be reached by taking the elevator to the floor marked “MP”.

The landscaping is maintained by Emerald Management- should you notice any issues please notify them.

Rules of using the rooftop Patio

  • Please be considerate of other residents by not making excessive noise.
  • The gas fire place must be turned off before leaving the patio.
  • Please remove all of your garbage.
  • Do NOT throw anything over the side of the building.

Condominium Corporation

The Condominium Corporation consists of owners of all the units in the condominium plan. A Corporation is created when the developer registers the condominium plan at the Land Titles Office. Once the Condominium Corporation is established, the Condominium Corporation is responsible for enforcing its bylaws and controlling, managing and administering the common property.

Condo Board

The Board of Directors is elected at the Annual General Meeting (AGM) by the owners. The bylaws outline the number of Board of Members and the eligibility requirements for the members. Members on the board volunteer their time and do not receive any monetary compensation. Every member must declare any conflict of interest and not vote or participate on matters that may involve a conflict.

The Board is responsible for:

  • Abiding and enforcing the Condominium Property Act, Regulation and Corporation’s by law
  • Managing, administrating and maintaining the common property
  • Setting and collecting monthly condominium fees, preparing and reviewing of the financial statement
  • Prepare and approve the annual operating budget and reserve fund allocation
  • Placing and maintaining insurance to ensure that all common property is insured
  • Placing and maintaining liability insurance for the Board and/or Corporation with respect to carrying out their duties and responsibilities
  • Establishing and maintaining the reserve fund
  • Hire a qualified person to prepare a reserve fund study every five (5) years and preparing a reserve fund plan
  • Supervising contractors
  • Reviewing and updating the bylaws as required
  • Hold Annual General Meeting (AGM)
  • Respond to owner’s request and preparation of condominium documents

Warranty Information

New homes built in AB are protected by 1-2-5-10 home warranty insurance, as set out by the New Homebuyer Protection Act of AB. Mandatory warranty insurance includes the following coverages:

  • 1 years’ coverage for defects in material and labour for your unit
  • 2 years’ coverage for defects in material and labour for delivery and distribution systems (heating, electrical, plumbing, etc.)
  • 5 years’ coverage for defects in the building envelope.
  • 10 years’ coverage for major structural items.

The National Home Warranty Program acts as an arbitrator in situations where there is a dispute between the homeowner and the builder.
